Types of Home Extension: Which Is Right for Your Essex Home?

Types of Home Extension: Which Is Right for Your Essex Home?

An extension is one of the best ways to add space and value to your home without the cost and upheaval of moving. But which type of extension makes the most sense depends on your house, your plot, your budget and what you need the extra space for.

At TCL Construction Essex Ltd, we build home extensions across Chelmsford, Brentwood, Billericay, Ingatestone and the surrounding areas. Here’s a simple guide to the main types of extension and what each one is best for.

Single-Storey Rear Extension

A single-storey rear extension pushes the back of your house out into the garden. It’s the most popular type of extension, and for good reason.

Best for: a bigger kitchen, an open-plan kitchen-diner, or a family room that opens onto the garden.

Good to know: many single-storey rear extensions can be built under permitted development rights, without full planning permission, as long as they stay within certain size limits. This depends on your property type and location, so it’s always worth checking first.

Double-Storey Extension

A double-storey extension adds space on two floors at once, typically extra living space downstairs and an extra bedroom or bathroom upstairs.

Best for: growing families who need more bedrooms as well as more living space.

Good to know: because one set of foundations and one roof serve two floors, a double-storey extension usually gives you more space for your money than two separate projects. Double-storey extensions usually need planning permission.

Side Return Extension

Many Victorian and Edwardian terraced and semi-detached homes have a narrow alley down the side of the kitchen. A side return extension fills that space and makes the kitchen much wider.

Best for: narrow kitchens in period properties, where a few extra metres of width completely changes how the room works.

Good to know: side return extensions are often combined with a rear extension (a “wrap-around” extension) to create a large L-shaped open-plan space.

Kitchen Extension

A kitchen extension can be a single-storey rear, side return or wrap-around extension. What makes it a kitchen extension is that it’s built around how you cook, eat and spend time together.

Best for: families who want the kitchen to be the heart of the home, often with bi-fold or sliding doors opening out to the garden.

Good to know: plan the kitchen layout, lighting and plumbing positions early. Moving them later is far more expensive than getting them right on the drawings.

Which Extension Is Right for You?

Ask yourself:

[Add a short real example here, e.g. “We recently built a single-storey kitchen extension in [Town] that turned a narrow galley kitchen into an open-plan kitchen-diner…” with before-and-after photos. Real projects are the most persuasive part of any blog post.]

Planning Permission and Building Regulations

Whether your extension needs planning permission depends on its size, its position and your property. Homes in conservation areas and listed buildings have extra restrictions. Building Regulations approval is needed for almost all extensions.

We look after the design, planning and Building Regulations side of your project, so you don’t have to work it out alone.
