A well-planned renovation can transform how your home looks, feels and works, and add real value to your property. But renovations go wrong when they’re rushed. Most of the stress, delays and overspending we see come from decisions that weren’t made early enough.
At TCL Construction Essex Ltd, we carry out house renovations across Chelmsford, Brentwood, Billericay, Ingatestone and the surrounding areas. Here’s our step-by-step guide to planning a renovation that goes smoothly.
Step 1: Decide What You Want to Achieve
Before you think about kitchens or colour schemes, ask yourself what isn’t working about your home right now. For example:
- Is the layout awkward, with rooms that don’t flow?
- Do you need more space, or just better use of the space you have?
- Is the house tired and dated, or are there real problems like damp, old wiring or poor insulation?
- Are you renovating to live there long term, or to sell?
Your answers decide the scope of the work. A cosmetic refresh, a full refurbishment and a structural renovation are very different projects with very different budgets.
Step 2: Set a Realistic Budget
Work out what you can comfortably spend, then set aside a contingency for the unexpected. Older properties in particular can hide surprises once walls and floors are opened up.
It also helps to list your priorities in order. If costs rise, you’ll know what can wait and what can’t.
Step 3: Check Whether You Need Permission
Many internal renovations don’t need planning permission, but some work does, especially if your home is listed or in a conservation area, or if you’re changing the outside of the building. Structural changes, such as removing a load-bearing wall, will usually need Building Regulations approval and input from a structural engineer.
A good builder will tell you what applies to your project before any work starts.
Step 4: Think About the Order of Work
Renovations follow a logical sequence: structural work first, then first-fix electrics and plumbing, then plastering, then second fix and finishes. Getting the order wrong means undoing finished work later, which costs time and money.
If you’re planning several jobs over a few years, it’s often cheaper to do the disruptive work, like rewiring, replumbing or moving walls, all at once.
Step 5: Plan for Living Through It
Will you stay in the house during the work? If you’re renovating a kitchen or bathroom, think about how you’ll cook and wash in the meantime. For a whole-house renovation, moving out for part of the project can make it faster and far less stressful.
Step 6: Choose the Right Builder
This is the most important decision you’ll make. Look for:
- Reviews from real customers. Check Google and other review sites, not just testimonials on a website.
- A clear, detailed quote. Know exactly what’s included and what isn’t.
- One point of contact. Having one team manage the whole project avoids gaps between trades.
- A guarantee. Ask what happens if something goes wrong after the work is finished.
- Insurance. Your builder should be fully insured.
[Add a short real example here, e.g. “We recently completed a full renovation of a [type of house] in [Town], including…” with a before-and-after photo. Real projects are the most convincing part of any blog post.]
